Believe it or not there is only one factor that you MUST consider when selling your home. This factor is the number 1 reason why homes sell quickly, become stale on the market, or don’t sell at all. This all important factor is PRICE! Regardless of how wonderful your curb appeal is, how updated the kitchen, or how large your master suite, price rules all.
If your home was built 30 years ago and has never been updated, or cleaned for that matter, it can still sell, but for the right price. Every home will sell when offered at the correct price. Since the only factor determining what a home is worth is what potential buyers are willing to pay for it. Occasionally coming to that correct price can be tricky. You must closely monitor the market conditions to ensure that you are pricing your home to sell. I’m not telling you that updating your home and improving your curb appeal won’t help you bring top dollar. However, if you choose not to do any of those things, there is still a price that will allow you to sell your home. The choice is yours; take the necessary steps allowing you to net the most money, or be willing to price your home below what the competition might be selling for.
